Effective August 1, 2005

Note: Tenants who fail to pay charges assessed for non-compliance of these rules/regulations by the specified due date will be assessed a $35.00 late fee.   Further, failure to pay any charges described herein including, if appropriate, the prescribed late fee is a breach of lease.

Apartments

  1. BALCONIES & PATIOS - All balconies/patios must be kept clean and neat, as well as compliant with all Oxford zoning regulations. This includes, but is not limited to: No furnishings, unless they are specifically designed for outdoor or lawn use, no beer kegs, no trash bins or cans, no storage of potentially dangerous, flammable poisonous or hazardous materials. Garbage bags, trash cans and litter may not be stored or kept on a porch or patio, and must be promptly disposed of in the dumpsters provided throughout the complex. Should Candlewood staff have to eradicate any of the problems described above; the tenant(s) of that apartment will be billed $50 per hour (one hour minimum charge) for the time necessary for the staff to bring their porch/patio into compliance. 
  2. GRILLS - Grills are NOT to be used or stored on balconies - no exceptions.   Tenants may barbecue provided the grill is at least 50 feet away from the building while warming, in use, and cooling.
  3. WATERBEDS - Waterbeds are strictly forbidden in any Candlewood Terrace Apartment.
  4. FISH TANKS - Fish tanks are permissible as long as they do not exceed 10 gallons, three tank limit. 
  5. COMMON AREAS - For fire and health code reasons, communal hallways are to be kept totally free and clear of litter, trash, furniture, storage boxes, bicycles , decorations, plants, or anything which takes up space in the hall.   Should Candlewood staff have to remove impermissible items and/or refuse of any kind from a common hallway, the responsible tenant(s) will be billed $50/hour (one hour minimum) to bring the hallway into compliance. Should any tenant create a hazard that violates any Oxford ordinance of zoning code, and should any subsequent ticket or fine be levied against Candlewood Terrace Apartments by the City of Oxford due to the action(s) or inactions of the responsible Candlewood tenant, the fine and all related court and legal fees will be at the expense of the responsible tenant, and will be billed to that tenant. Tenant must reimburse Candlewood for any fines and or tickets assessed against landlord for such violations within five business days after the notice of same is delivered to the Tenant(s)' apartment.
  6. BICYCLES - Bicycles may be either kept inside your apartment or chained/locked to the bike racks provided throughout the complex. If you bring your bike inside your home, be sure to protect your carpet and flooring from dirt/oil/staining and damage. Damage to your walls and/or carpets is NOT normal wear and tear and you will be charged accordingly.  
  7. LOCKOUTS - There is no charge for a lockout during office hours, or when a staff member is attending the Clubhouse. During those times you can come to the office and borrow a key to open your door, as long as you return the key immediately. After hours: call the office at 523-6004.   You will be given an emergency phone number to call. Write that number down and call it. After hours lock-outs incur a $25 charge. Lost keys are $1.00 per replacement. If re-keying is necessary, there is a $15 lock-change fee.  Do not duplicate keys ; authorized keys are marked. Keys not returned at the end of the lease period incur a re-key charge of $15 per lock. Each tenant must sign for his/her key.
  8. FLAMMABLE/COMBUSTIBLE MATERIALS - Torches (i.e. Tiki Torches), oil lanterns, gas cans, lighter fluid or related materials containing flammable/combustible substances may not be used/stored anywhere on Candlewood Terrace Apartment property.  Smoke damage to walls/carpet caused by the use of candles and or incense is NOT normal wear and tear and you will be charged accordingly.

Parking

  1. AUTO REGISTRATION - All residents must register their vehicle with the Candlewood office by completing a car registration form and providing a photocopy of a valid car registration. Upon receipt of this paperwork Candlewood will issue a parking permit. A maximum of one permit will be issued to each resident. Parking permits must be displayed through your windshield with the permit number showing.   Candlewood tows unauthorized and unregistered vehicles at the owner's expense - this is posted throughout the complex. If the permit is broken or unusable, bring it to the office for a $1.00 replacement. Lost or stolen passes are replaced for a $50 charge. Parking pass fraud is a violation of your lease.  
  2. OVERNIGHT GUESTS - Visitors who intend to stay more than 24 hours should report to the office for a temporary parking permit.
  3. PARKING SPACE - One parking space is reserved for each apartment.   Additional vehicles are to be parked in unmarked slots or on the street.   Parking in another apartment's reserved, marked slot is not permitted. The unauthorized vehicle may be towed at the owner's expense. Vehicles are to be parked on asphalt, designated areas only . Vehicles parked on grass, sidewalks, blocking driveways, blocking dumpsters, etc. will be ticketed and towed at the owner's expense.
  4. MOTORCYCLES - All motorcycles must be registered. Further, they must have a supportive pad under the kickstand to prevent damage to the parking areas.

Satellite Dishes / Cable TV

  1. SATELLITE DISHES - Tenants may install a satellite dish for television and internet services. An additional security deposit of $100 is required to cover potential building/property damage and/or refitting. All satellites and their installment must be in strict adherence with local, state, federal and FCC regulations - no variances are permitted. At no time may a satellite dish user or installer touch, alter, violate, or in any way disrupt any existing wiring or cables either inside or outside the building. Any such action will result in immediate forfeiture of the dish security deposit, in addition to potential legal action from the wire/cable owners.

Laundry Rooms

  1. LAUNDRY FACILITIES - Laundry rooms are open 24 hours a day. All laundry rooms are unsupervised - care should be taken when using the facilities after dark. Please help to keep these community areas clean. Please report any problems to the office.
  2. LAUNDRY MACHINES - The front loading Maytag machines are "green" machines. They are energy efficient and require very little detergent to get clothing clean.   Instructions are posted, but please do not hesitate to stop by the office if you are unsure how to use the washers or dryers.

Swimming Pool

  1. HOURS OF OPERATION - The swimming pool is open during the summer months, typically May through September. The pool hours are 10:00 am to 9:00 pm. During the swimming season:  Use the pool at your own risk; there is no lifeguard on duty. Candlewood Terrace Apartments is not responsible for accidents or injuries.
  2. USE OF POOL - The pool is for tenants only. NO diving. NO glass. NO animals. NO running, pushing, or other dangerous horseplay. Candlewood Terrace Apartments management reserves the right to deny the use of the pool to anyone at any time.
  3. USE OF POOL BY MINORS - Children under the age of 14 must be accompanied by a parent or an adult guardian.

Clubhouse

  1. SMOKE-FREE/ALCOHOL FREE FACILITY - The Candlewood Clubhouse is a smoke-free and alcohol-free facility. Anyone found violating this rule will be asked to leave. Anyone "underage" in violation of this rule will be detained and the Oxford Police will be notified. Repeated violation will result in permanent exclusion from the facility, at the discretion of management.
  2. USE OF FACILITY - The Candlewood Clubhouse is for the use and enjoyment of our tenants. Guests are welcome, provided the tenant accompanies their guest.   Candlewood Terrace Apartments reserves the right to remove and/or exclude any person who, in the opinion of management, violates or infringes upon others' use and enjoyment of the facility. This includes, but is not limited to: bad/foul/offensive language, roughhousing, or damage to property.
  3. RENTAL OF FACILITIES - The Clubhouse may be reserved and rented at a rate of $25.00 per hour (plus a $50.00 non-refundable deposit), provided Candlewood staff is available for supervision.   Access to the pool, however, is limited to operating hours.  

Air Conditioners

  1. USE OF AIR CONDITIONERS - If your air conditioner is not cooling, SHUT IT OFF and notify the office.   Supplemental, personal air conditioners may be installed with approval by Candlewood maintenance. Additional security or a damage waiver may be required.
